Paihia Top 10 Holiday Park is a proper Bay of Islands base for travellers who want a serviced stop without sleeping in the middle of town. It suits motorhomes that need power, laundry, a dump station and a quieter edge-of-Paihia setting after the Auckland drive.
The trade-off is simple. You are close to the water and boats, but not right beside Paihia Wharf. That matters if you plan to walk to dinner, a dolphin cruise, or the Russell ferry.

Where it is, and who it suits
Paihia Top 10 is a Top 10 Holiday Park on Paihia Road, just south of the main village. Paihia centre and the wharf are about 2.5 km away, roughly 5 minutes by motorhome or 30 to 35 minutes on foot. Opua is about 4 km south, useful for the vehicle ferry to Russell.
Waitangi Treaty Grounds, the main cultural stop in the Bay of Islands, is about 5.5 km away and usually 10 minutes by road. If you are arriving from Auckland, allow 4 to 4.5 hours for the 230 km drive via SH1 and SH11, not including supermarket or coffee stops.
What you get for the price
For two adults in peak summer, powered sites here typically sit around NZ$65-90 a night, depending on site type and demand. Winter is noticeably lower, while late December, January, Easter and long weekends push the top of the range.
On site, expect the basics that make a motorhome reset easier: communal kitchen, TV lounge, BBQ areas, laundry, bathrooms, guest Wi-Fi and a dump station. There is no resort-style pool to build a day around. Treat Wi-Fi as useful for messages and route checks, not guaranteed video calls from inside a metal van.
Powered sites are the sensible choice if you are running a fridge, charging devices, using heater fan settings, or staying two nights. Unpowered can work for one fair-weather night if your house battery is healthy.
Best for families, couples, and dogs
Families do well here because the park is calmer than central Paihia, with shared facilities close enough that kids are not crossing busy streets for showers. Couples like it for the same reason: it gives you access to the Bay without the noise of being beside the wharf.
Large motorhomes should check site length before committing, especially 7 m plus vehicles or anything towing. Bay of Islands parks can feel tight once summer awnings, boats and extra cars appear.
Dogs are not a simple yes. Top 10 parks often allow pets only by prior approval, with tighter rules over Christmas and January. If travelling with a dog, treat approval as something to confirm early, not at reception after a long drive.
How early to plan January
January is the pressure month. New Zealand schools are out, Aucklanders head north, and the Bay of Islands fills with boats, families and returning locals. For late December through January, start checking availability 3 to 4 months ahead. For February and March, you usually have more room, but Friday and Saturday nights still tighten.
If Paihia Top 10 is full, your backup plan should not rely on freedom camping in town. Local restrictions are strict, and self-containment does not automatically give you permission to sleep anywhere. Read the Holiday parks vs DOC campsites guide before building a Bay of Islands round-trip plan around free stops.
What's nearby, and what first-timers miss
Paihia Wharf is your launch point for Russell passenger ferries and Bay cruises. Russell is 15 minutes by passenger ferry, or about 20 to 25 minutes by road and the Opua vehicle ferry. Kerikeri is 23 km away, usually 25 to 30 minutes, and works well for groceries, cafes and the Stone Store area.
The nearest fuel is in Paihia, about 3 km from the park. The easiest dump point is the park dump station if you are staying. Ask first if you only want to dump tanks, as parks do not always allow non-guests to use facilities.
This stay fits the Bay of Islands region page, the Auckland to Bay of Islands drive guide, and the Bay of Islands round-trip route. It also pairs neatly with the Best time of year for a NZ campervan trip guide if you are comparing January heat with March calmer roads.
