Where it is, and who it suits
The non-central Rotorua holiday park choices mostly sit east and south-east of town. Blue Lake Top 10 is beside Lake Tikitapu, about 9 km from Rotorua town centre, usually 12 to 15 minutes by road. The lake edge is a 2 to 5 minute walk from most sites. All Seasons and Holdens Bay sit closer to Te Ngae Road, around 5 to 7 km from the centre, and are better if you want easier supermarket, fuel and airport access.
These parks suit travellers on the Rotorua + Tongariro loop who want one or two nights with proper showers before heading to Taupō and Tongariro National Park. They also fit the Rotorua region page well because many first-timers underestimate how spread out the lakes area is. Rotorua is not a single walkable resort town once you have a 6 m motorhome.
What you get for the price
In peak summer, a powered site for two adults at these parks is typically around NZ$55-85 per night, with lake-side or school-holiday periods sitting higher. Winter and midweek shoulder-season nights are noticeably lower, especially outside public holidays.
Blue Lake Top 10 is part of the Top 10 group and leans into the lake setting, playground space, communal kitchen, laundry and family facilities. All Seasons and Holdens Bay are independent-style Rotorua parks, with the usual motorhome basics: shared kitchen, lounge or TV room, laundry, toilets, showers and a dump station. Pool access varies by park. All Seasons is known for an indoor heated pool, while some others rely more on spa or hot-pool style facilities. Wi-Fi is fine for messages and planning, but do not count on a long video call from every pitch.
Powered vs unpowered sites
Take a powered site if you are staying two nights, travelling with children, or running a heater, fridge and device charging after a wet day. Rotorua evenings can be cool even in March, and condensation builds fast in a closed camper.
Unpowered sites work for one-night stays if your house battery is healthy and you have driven a decent distance that day. They are less forgiving after two short-hop days around town. For self-contained vehicles, use the on-site dump station before leaving for SH5 or SH30. How early to book
Book January, Easter and long weekends early. For the first two weeks of January, aim for 3 to 4 months ahead if you need a powered site and have a larger vehicle. February is easier, but Rotorua still fills around weekend events, mountain biking and school sport.
March is often the better month for international motorhome travellers. Roads are calmer, lake swimming is still realistic, and the run south toward Taupō is straightforward at about 80 km, usually 1 hour 15 minutes in a camper. Common gotchas first-timers don't expect
Town access is the first one. Blue Lake is beautiful, but you are not walking into Rotorua for dinner. From the eastern parks, fuel and basic shopping on Te Ngae Road are usually 2 to 4 km away, while the main Rotorua supermarket strip needs a drive and a proper park.
Dog rules are the second gotcha. Top 10 parks are often restrictive with dogs, especially in peak season, while independent parks may allow pets by prior arrangement. Always ask before arriving, and expect no-dog periods around Christmas and school holidays.
The third is driving rhythm. New Zealand drives on the left. A foreign licence in English is valid for up to 12 months, and you need an IDP or approved translation if it is not in English. Rotorua roundabouts, tourist traffic and geothermal steam across the road can make the first day feel busier than the map suggests.
